South Burlington’s Long View Project: A Unique Development for Conservation and Affordable Housing

SOUTH BURLINGTON, Vt. (WCAX) – The Long View Project is set to make waves in South Burlington, marking a pioneering development effort uniquely focused on conservation and affordable housing. The initiative began two years ago when Rosanne Greco from the South Burlington Land Trust discovered a for-sale sign on land originally earmarked for conservation. Recognizing its importance as a vital wildlife corridor in the Hubbard Recreation and Natural Area, Greco acted swiftly to prevent potential development that would sever this ecological link.

The Northeast Agricultural Trust (NEAT) acquired the 38-acre parcel for $1.4 million, holding the property until the land trust could secure the necessary funding to repurchase it. Now, the land is designated for both conservation and the construction of affordable homes. Green Mountain Habitat for Humanity plans to build over a dozen affordable residences on a 2.5-acre section, addressing a pressing need in a region largely dominated by upscale properties.

"We don’t have a lot of permanently affordable housing in this part of the city," said Paul Connor from the City of South Burlington, emphasizing the scarcity of accessible housing in the area. To advance the project, partners must repay NEAT before construction can commence, with Habitat for Humanity covering nearly half the cost. Funding avenues include an upcoming request for $175,000 from the Vermont Housing and Conservation Board.

Greco expressed enthusiasm for the project’s dual benefits, envisioning a harmonious coexistence between residents and wildlife. “We’re going to give people the opportunity with truly, truly affordable housing, perpetually affordable housing,” she stated, highlighting the Long View Project as a significant step forward for South Burlington’s future.
